Grandala at the final stretch: status as of Q1 2026

Friends, sharing the current construction status of our Grandala project in Al Satwa (Jumeirah Garden City).

Good news — the project is now in the final stage of realization. Handover is scheduled for Q2 2026, and by how things are moving, we are staying within the planned timeline.

What’s happening on site right now:


1. Structure and facade

• All core structural works and wall construction are completed up to the roof level. The building already has its final shape.

• Facade works have started — at the moment, around 25% is done.

2. Engineering systems (MEP)

This is basically the “heart” of the building, and progress here is quite visible:

• From 1st to 6th floors — engineering networks are about 90% complete.

• On the 7th and 8th floors — around 60%.

• All main subcontractor agreements are in place, works are ongoing at full scale.

3. Interior works and finishes

Since Grandala follows a home-hotel concept (fully furnished with service), we focus a lot on details:

• Production of furniture and interior elements is already underway.

• Inside the building — electrical routing, wall plastering, ceiling prep for final finishing.

4. Resources

To keep the pace, more than 250 specialists are working on site daily. At the same time, preparation is ongoing for elevator installation and smart home systems.

Demonstration apartments


For us, it is important that every buyer feels calm and understands where their future property stands. We see the project from inside, track the pace, the quality — all of it, day by day.

But for a client it looks different. Construction always means limited access, not the full picture. Reports alone don’t really show how the space will feel in the end.

So we decided to make it more tangible: demonstration apartments are now ready and open for visits.

This is a chance to see the future unit not through renders, but in real life: layouts, finishing level, materials, how the space actually feels, how interiors come together.

In practice, it removes a lot of questions. And gives that sense of confidence — when you don’t just imagine the result, you can walk through it.
